These Terms of Service (“Terms”) govern your access to and use of the website and services of QueenV Real Estate Ltd (“QueenV Real Estate”, “we”, “us”), operating from Buea, South West Region, Cameroon. By using this website or engaging our services, you agree to these Terms.

1. Our Services

QueenV Real Estate provides real estate brokerage, land sales, property listings, consultancy and related advisory services within Cameroon. We act as an intermediary connecting buyers, sellers and investors, and we assist with the verification and secure transfer of property.

2. Property Listings & Accuracy

• Listings, prices, dimensions, documents and descriptions are provided in good faith based on information available to us and are subject to change or withdrawal without notice.
• Prices are frequently quoted in FCFA (XAF) and are often negotiable; any stated price is a guide, not a binding offer.
• A property shown as “Available” may be under negotiation or sold at any time; a property shown as “Sold” is displayed for reference only.
• You are responsible for conducting, or instructing professionals to conduct, your own due diligence before completing any transaction.

3. Due Diligence & Documentation

While we take care to verify land titles, deeds, allocation letters and site plans, buyers are strongly encouraged to independently confirm all documentation with the relevant land registry, notary and competent authorities before payment. Ownership of land in Cameroon is established through the applicable land tenure and registration procedures.

4. Transactions & Payments

• Any binding agreement for the sale or purchase of property is concluded through a separate written contract and, where required, before a notary in accordance with Cameroonian law.
• We do not request payment of purchase sums through informal channels. Verify all payment details directly with our official team before transferring funds.
• Commissions and service fees, where applicable, will be communicated and agreed in advance.

5. Use of the Website

• You agree to use the website lawfully and not to misuse, copy, scrape or reproduce our content without permission.
• All logos, text, images and branding on this website are the property of QueenV Real Estate or used with permission and are protected under applicable intellectual property law.

6. Third-Party Content

Our website may contain embedded videos (e.g. YouTube) and links to third-party platforms such as WhatsApp. We are not responsible for the content, availability or policies of those third parties.

7. Limitation of Liability

To the fullest extent permitted by law, QueenV Real Estate shall not be liable for any indirect or consequential loss arising from the use of this website or reliance on any listing information. Our role is to facilitate; final decisions and verifications rest with the parties to a transaction.

8. Indemnity

You agree to indemnify QueenV Real Estate against any claims or losses arising from your breach of these Terms or your misuse of the website or services.

9. Governing Law & Jurisdiction

These Terms are governed by the laws of the Republic of Cameroon, including, where relevant, the OHADA Uniform Acts. Any dispute shall be subject to the exclusive jurisdiction of the competent courts of Fako Division, South West Region.

10. Changes to These Terms

We may update these Terms at any time. Continued use of the website after changes constitutes acceptance of the revised Terms.
