Land Titles in Cameroon Explained: Check These Documents Before You Buy

The single biggest mistake property buyers make in Cameroon is misunderstanding the documents. Here is what each one actually protects — and what it doesn't.

Why documentation matters more than price

In Cameroon, land ownership is only fully secured by registration. A cheap plot with weak papers is far more expensive than a fairly-priced plot with a clean title. Under Cameroonian land law, the land title (titre foncier) is the only document that establishes absolute ownership.

The documents, ranked by strength

  • Individual land title — the gold standard. The land is registered in the seller's own name; ownership transfers to you through a notarised procedure.
  • General land title — the land belongs to a family or estate under one global title; your purchase is carved out of it. Safe when handled properly, but requires extra diligence on family consent.
  • Deed of conveyance — evidence of a sale transaction. Useful, but it is not ownership; it should lead to a title procedure.
  • Allocation letter & site plan — common in layouts and customary transfers. These are starting points, not guarantees — always paired with a plan to obtain the title.
  • Chief's attestation — recognition by traditional authority. Valuable context in customary areas, but never sufficient alone.

How to verify a land title

A genuine title can be checked at the regional Land Registry (Conservation Foncière). Verification confirms three things: the title exists, the seller is the current registered owner, and no mortgage, dispute or government reservation encumbers the land. A notary or a trusted agency can run this check within days.

The transfer process, step by step

  • Agree terms and sign a sale agreement before a notary.
  • The notary conducts due diligence and drafts the deed of transfer.
  • Registration fees and taxes are paid; the mutation is entered at the registry.
  • A new title — or the mutation on the existing title — is issued in your name.
