Every Cameroonian abroad knows a story: money sent home for land that was never bought, plots sold twice, houses built on someone else's title. The problem is rarely distance itself — it's process. Buying remotely is safe when every step produces verifiable evidence.
The safe remote-buying process
- 1. Work with a registered agency, not just relatives. Family can help, but the transaction should run through professionals whose reputation depends on it.
- 2. Demand video tours and live video calls from the actual plot — geotagged where possible. Every QueenV listing carries a video tour for exactly this reason.
- 3. Verify documents before any payment. A scan of a land title means nothing until it's checked at the land registry. Insist on written verification results.
- 4. Use a notary and a power of attorney. A notarised power of attorney lets a trusted representative sign for you legally — you never need to travel for the transaction itself.
- 5. Pay traceably. Bank transfer against a signed, notarised sale agreement — never informal transfers to personal accounts.
- 6. Register immediately. The transfer isn't finished until the mutation is entered at the registry in your name.
What it costs
Budget for the purchase price plus roughly 10–15% for notary fees, registration taxes and professional fees. It is the cheapest insurance you will ever buy.
